Core service
Property Management
A monthly service covering regular inspections, bill payments and maintenance coordination for homes in the Niseko area.
Inspection every two weeks
Each visit includes:
- A general visual check of the interior and exterior
- Opening up the house for ventilation
- Running taps at accessible points
- Checking for signs of water leaks
- A basic check that the heating works
- A basic check of electrics and lighting
- A report with photos
- Contacting you immediately if we find a problem
Inspections are general visual checks. They are not engineering or specialist inspections.
Bill payments
We pay utility and other household bills on your behalf, so nothing is missed while you’re away.
Repairs & maintenance coordination
When your home needs work, we contact tradespeople, obtain quotes and coordinate the job for you.

- House cleaning
- Waste disposal
- Carrying out repairs or maintenance ourselves
- Tradesperson and contractor fees
- Additional travel costs
- Buying supplies or goods for the home
- Gardening and grounds care (except lawn mowing ordered as an extra)
- Parts, materials and consumables
